Approval conditions

Body Corporate Managers do not have any authority to give approval for any Owners’ requests. Such approvals must be given by your Body Corporate, either via the Committee or by way of a General Meeting decision.

Your application will be forwarded to the Body Corporate for approval, and you will be notified immediately a decision has been made. For Committee level decisions, please allow a reasonable time of at least 14 days for a decision to be made.

We would suggest that prior to making any application, you check your Body Corporate’s by laws for any restrictions that might apply, and in the case of Building or Structural improvements, please obtain all necessary advice from the local authority.

    Under this Application, the Applicant/s undertake to comply with the following reasonable conditions:

    1. That the animal is kept within the Lot while it is present on the Scheme land;

    2. That the animal is not permitted to roam on Common Property or into other Lots;

    3. That the animal traverses Common Property only for the purpose of being brought onto or taken away from Scheme land, at which time the animal must be transported in a pet carrier or otherwise appropriately restrained;

    4. That any animal litter or waste is promptly and effectively disposed of, including that, any waste put in common bins is double bagged to avoid spillage or noxious odours;

    5. That the animal is not permitted to make noise, or otherwise cause a nuisance that would unreasonably interfere with another person’s use or enjoyment of another Lot or Common Property;

    6. That reasonable steps are taken to minimise the transmission of airborne allergens, for example by regular vacuuming of the Lot and grooming of the animal;

    7. That the animal is registered with the Local Authority and/or microchipped as may be required by law;

    8. That all reasonable steps are taken to keep the animal free from fleas and parasites;

    9. That the Committee shall be entitled to rescind permission for the animal if it reasonably considers that the Occupier has not complied with the conditions of approval and has failed to respond appropriately to warnings about the concerns, and further, the Applicant agrees to remove the animal from the Lot and Scheme within 24 hours of receiving notice that permission has been rescinded; and

    10. This approval only applies to the individual pet and expires on the death of that pet or permanent removal of that animal from the Scheme. This approval does not allow for the keeping of any additional animal, or replacement or substitute animals on the lot.

      A site plan must be included with any application for the installation of a Split System Air Conditioner. The site plan must show the proposed location of the Air Conditioner and any ducting or other Infrastructure that is proposed for installation on the Common Property.

      Under this Application, the Applicant/s undertake to comply with the following reasonable conditions:

      1. The installation shall be carried out by an appropriately licensed installer.

      2. The external unit shall be placed as per the Site Plan provided with the application.

      3. If any ducting or other infrastructure is to be installed on the Common Property, same shall be finished in colours as near as practicable to the wall colour or the colour of the down pipes.

      4. The condensate outlet will be plumbed into the closest downpipe adjacent to the installation site of the compressor.

      5. The Owner from time to time of the Lot shall be responsible at all times for the ongoing repairs and maintenance of the Air Conditioner.

      6. The Owner from time to time of the Lot shall be responsible at all times for any damage caused, in any way whatsoever to the Common Property or another Lot. Such damage must be rectified as quickly as reasonably possible.

      7. The Owner from time to time of the Lot shall hold the Body Corporate and any other Lot Owner, or the Body Corporate Manager and the Body Corporate Managers employees and agents, indemnified from any loss or blame which may arise as a result of the installation or ongoing maintenance of the Air Conditioner.

      8. The Body Corporate reserves its rights under this approval to withdraw the approval, and require rectification or removal of the Air Conditioner, if it is found to be causing a danger to, or unreasonably causing a nuisance for, any other person residing within the Body Corporate scheme.

        A site plan must be included with any application for the installation of any improvement to the External Appearance of the Lot, or on the Common Property. The site plan must show the proposed location of the planned improvements, and the application should provide any photographs or brochures which show what is intended. Any information regarding specifications and colours and finishes of the proposed improvements must be provided.

        It is important that you provide an accurate estimate/copy of quote etc. indicating the completed cost of the improvements. The Committee can then decide if the approval falls within their authority, or alternatively, that the application must be referred to General Meeting level.

        Under this Application, the Applicant/s undertake to comply with the following reasonable conditions:

        1. The installation of the Improvements shall be carried out by an appropriately licensed installer.

        2. If any ducting or other infrastructure is to be installed on the Common Property, same shall be finished in colours as near as practicable to the wall colour or the colour of the down pipes.

        3. The Owner from time to time of the Lot shall be responsible at all times for the ongoing repairs and maintenance of the installed Improvements.

        4. The Owner from time to time of the Lot shall be responsible at all times for any damage caused, in any way whatsoever to the Common Property or another Lot. Such damage must be rectified as quickly as reasonably possible.

        5. The Owner from time to time of the Lot shall hold the Body Corporate and any other Lot Owner, or the Body Corporate Manager and the Body Corporate Managers employees and agents, indemnified from any loss or blame which may arise as a result of the installation or ongoing maintenance of the approved Improvements.
